Final CitySquare Parcels, Including Former Notre Dame Church Site, Sell For $5M

The final two vacant parcels in downtown Worcester’s CitySquare development, including the site of the demolished Notre Dame church, sold for $5 million to a Rhode Island residential developer, according to the Worcester South District Registry of Deeds. Kelleher & Sadowsky represented the seller in the transaction and procured the buyer.

VNA Care Network Foundation, Inc. has sold its Worcester building on Thomas Street to First American Realty, Inc. , a Worcester-based real estate firm which abuts the VNA Care’s former office. William Kelleher, a principal at Worcester-based Kelleher & Sadowsky Associates, Inc. brokered the deal.

While there was once little demand for lab space to build the life sciences industry in Worcester, a panel of real estate and life sciences professionals say that the city now has to think about creating more space for a burgeoning industry. The panelists included James G. Umphrey, principal at Kelleher & Sadowsky; Matthew Zicaro, vice president of real estate development, engineering, and project management at Galaxy Life Sciences; Amy Forman, senior director of real estate services for UMass Chan Medical School and Eduardo Paredes of Leal Therapeutics. Paul Bauer, practice area leader for real estate, finance, and corporate practice at Bowditch & Dewey, moderated the panel.

North Colony Asset Management and Paradigm Properties Purchase 111 Speen St. Office Building for $13 million

According to Paradigm Properties, the company along with North Colony Asset Management have completed the purchase of 111 Speen St. The Paradigm/North Colony team purchased the 117,000 s/f first-class office building from TA Realty. The new owners are planning a re-imaging and modernization of the building through renovations and service enhancements.
