FRAMINGHAM, MA — There are big changes underway at the 111 Speen Street office building in Framingham, according to those involved with the project.
Paradigm Properties, North Colony Asset Management and Kelleher & Sadowsky announced that a $5 million renovation project will see a new envelope added to the building, a redesigned entryway and landscape improvements “aimed at activating open spaces.”
The second and third floors of the 54,000 sq. ft. building has already been leased.
Workbar signed a long-term lease and is expected to be operational by Spring 2023, project officials said. The company will occupy the entire second floor.
Wayland architectural firm Ai3 signed a long-term lease in December and will occupy the entirety of the third floor.
“Workbar and Ai3, together with several lease extensions in the building, represent over 50,000 sf of combined leasing activity at 111 Speen in the past sixty days,” officials said.
The property aims to thread the needle between office and remote work during the hybrid era.
“111 Speen offers clients indoor and outdoor spaces designed to promote greater collaboration, health, and employee satisfaction,” officials said.
The office space features an outdoor patio, a café and lounge area, a fitness center with private shower facilities and also access to Workbar, the co-working space occupying the second floor.
